I'm hoping somebody may have some suggestions as to why my radon pipe is leaking in my basement.

It doesn't leak up from out of the pit. It's four inch pvc and has one of those doughnut shaped exhaust fans about 36" above the floor and is leaking above the upper joint.

I'll probably strip the inch of caulk the old homeowner must have put around the bad joint, but I can't for the life of me figure out where the water comes down from seeing as it doesn't seem to matter if it's rained or not. It's a very slow leak.

Do these pipes build up condensation once you start using the heat again in colder weather?
