Hello,
We are planning a large wrap around deck/patio. I will be using wood for the deck. We are at 6,500 feet and with absolutely no industrial pollution the sun really shines brightly here in northern New Mexico.

I have been seeking a finish or deck covering that will stand up to long term exposure. I note some very highly advertised products sold with a very long guarantee and sold here in New Mexico WITHOUT that guarantee, for obvious reasons, I believe.

I am wide open for any suggestions for any product ( except paint) that can be used both on the wooden deck and also the concrete patio. and that will last for quite a while. I really don't want to end up with a product that I will have to be refinishing every year.

There are a number of different finishes that are formulated for high altitude. I don't have any experience with them because I'm in Dallas. I don't think you can really expect any deck finish to last for a long time at any altitude. I would plan on treating the deck annually probably after summer and before the snow season. It is something that can be done very quickly with an inexpensive airless sprayer.
